1. Potential buyers who come to Sotheby’s International Realty or to me directly because of our worldwide client, referral and affiliate relationships. As a Realtor since 1976 and with my significant involvement in the industry on a national level, my nationwide contacts prove quite productive every year. Approximately $10,000,000 of my production in 2004 was due to my personal Realtor contacts around the US.
2. High visibility Internet sites that we will utilize to expose your property: Sotheby’s Realty, Santa Fe Sotheby’s International Realty, Realtor.com and my own personal site, NeilLyon.com
3. Local Realtors who have knowledge of your property because of these venues of exposure, direct mail marketing to the local Realtor community, and the Santa Fe Multiple Listing Service.
4. Monthly issues of the Santa Fe Real Estate Guide, published by The Santa Fe New Mexican.
5. The bi-annual Sotheby’s International Realty Santa Fe Showcase: A Portfolio of Distinguished Properties.
6. Sunday issues of the Santa Fe New Mexican Real Estate Leader.
In addition to the above advertising venues, there are dozens of other vehicles that can be used to promote your property. However, because of where the buyer will likely come from, we focus our energies and resources in those areas that we know to be the most effective. Below is a detailed summary of our approach:
— We immediately place information about your property into the Santa Fe Multiple Listing Service (MLS) database. This notifies the approximate 960 Realtors in the Santa Fe area of your property and its availability.
— We write descriptive copy to be used in various advertising vehicles. We create specific copy for ad placements and more comprehensive copy for the brochure we produce. Our professional photographer takes high-resolution digital photographs for use on our internet sites and for our advertisements and brochures.
— We produce a color brochure for your property that displays photos, floor plan, property plat and other key property information.
— Your property is periodically advertised in the Sunday Santa Fe New Mexican Real Estate Leader. Our normal rotation will place your property in the New Mexican approximately every fourth week.
— Your property is periodically advertised in our multi-page spread in the Santa Fe Real Estate Guide, which is published monthly by the Santa Fe New Mexican, and distributed to over 30,000 households on the first Sunday of each month. It is also available in many kiosks and “take one” stands in and around Santa Fe. Your property will be in the Santa Fe Real Estate Guide at least three out of every four months.
— Your property is displayed and discussed at a weekly staff meeting shortly after it is put on the market. The goal is to make an immediate match with a purchaser who is working with one of my colleagues.
— We promote your property on Santa Fe Sotheby’s International Realty web sites.
— By virtue of your property being in the MLS database it will be featured on Realtor.com, the most widely viewed real estate website in the world. As a participant in Realtor.com, I utilize their most comprehensive format, which allows us to place the maximum amount of information about your property on the site. This includes customized ad copy and headlines and the maximum number of photos allowed.
— We have up to 3 Virtual Tour scenes filmed of your property. Links to these Virtual Tour scenes will be included in the websites mentioned above.
— I participate in the Realtor.com Featured Homes program. This program offers only a limited number of spots per region, ensuring that when potential buyers search realtor.com for homes in Santa Fe, at least one of the Featured Properties they see prominently displayed will be one of my listed properties. Your home will be rotated on our Featured Homes schedule on a regular basis. On average, this provides your home with 20 times more exposure than the non-featured properties.
— We conduct MLS open houses for agents and brokers during the first MLS tour for your area. We may place your properties on later MLS tours, if we feel it will be productive.
- We design a special website specifically for the purpose of marketing your property. This website gives interested parties access to much more comprehensive information on your property. Links to this website will be included on Sotheby’s Realty, Santa Fe Sotheby’s International Realty, Realtor.com and my own personal site, NeilLyon.com
— I discuss your property with other Realtors, looking for a match with their prospective purchasers. Your property will also be included in brochures that I periodically send to the top 250 agent/brokers in the Santa Fe market, featuring properties that I have available. In addition to the plan summarized above, we will also continue to look for other creative and effective ways to promote your home and to seek out potential purchasers.
